  • You are considered a landlord by HMRC if you rent out property and receive rental income from a tenant. This applies even if you rent out a part of your main home or a property you do not technically own. Even if you live abroad for more than six months of the year, HMRC still classifies you as a "non-resident landlord" if you receive rental income from a UK property.

  • You must be declaring your rental income to HMRC through a Self-Assessment tax return in their online portal. If your rental income exceeds £2,500 per month, you must register for Self-Assessment. Learn more about your responsibilities as a landlord from HMRC.

  • If you are a landlord with an annual turnover of £50,000 and above, you will be required to use property accounting software to report your income and expenses from April 2026. Instead of a single annual submission, you are required to file four quarterly submissions followed by an annual declaration and the end-of-year tax return. However, there is no change in the payment timeline.

  • Zoho Books is now MTD-compliant for landlords. If your income exceeds £50,000 (or not), our property accounting software helps you:

  • If your gross rental income exceeded £50,000 in the 2024-25 tax year, you are required to sign up for HMRC's MTD program and start sending quarterly updates of your income and expenses. The deadline for the first quarterly submission is August 7, 2026.

    If your rental income is below the threshold mentioned above, you are required to file self assessment (SA100 & SA105) with HMRC.
